Preconstruction & Construction Scheduling Services

Most project problems are decided before the first shovel. We help you plan the job, price it right and build a schedule your team will actually follow.

Preconstruction

  • Budgeting through design: conceptual budgets updated as drawings develop, so there's no surprise at bid day.
  • Constructability reviews: field-eyes review of drawings to catch coordination conflicts and sequencing problems early.
  • Value engineering: alternates that save money without gutting the design intent.
  • Bid packaging and buyout planning: clear scopes by trade so subcontractor bids line up.
  • Site logistics planning: access, staging, laydown and phasing, especially for occupied or tight urban sites.

Scheduling

  • Baseline CPM schedules: built in Microsoft Project with real logic (predecessors, successors and constraints), not a bar chart with dates typed in.
  • Schedule updates: regular updates against actual progress, with slips flagged and recovery options laid out.
  • Look-ahead schedules: 3-week look-aheads your superintendent can run in the field.
  • Schedule review for owners: an independent check of your contractor's schedule and updates.
  • Delay documentation: organized records of what slipped and why, for when time extensions or claims come up.

Who it's for

  • General contractors without a dedicated precon or scheduling person
  • Owners and developers who want an independent read on the contractor's plan
  • Specialty contractors who need a schedule for a bid submittal or a GC requirement

Precon & Scheduling: Common Questions

What is preconstruction?

All the planning before construction starts: budgeting, design review, constructability, bid packaging, procurement and logistics. Good precon is the cheapest insurance a project can buy.

What scheduling software do you use?

Microsoft Project. We can also review schedules produced in other platforms.

What's a CPM schedule?

A Critical Path Method schedule links every activity to the ones before and after it, so you can see which tasks drive the finish date and what a delay actually costs.

Can you take over a schedule that's already slipping?

Yes. We start by re-baselining with real logic, then show the realistic recovery options.

How is it priced?

Precon is usually a set fee per project. Scheduling can be a one-time baseline or a monthly update package. We'll scope it on a free call.
